Under the new Tenant Fees Act 2019, the Government has banned unfair charges being imposed on tenants in the private rented sector. The Act applies for new tenancies entered into on or after 1 June but there is a transitional period until 31 May 2020 for existing tenancies. The Government has published guidance for the sector, and enforcement authorities to help them understand how the Act will affect them. The guidance was updated with a small number of minor changes on 23 July.

As part of the legislative changes, the Government has amended Form 6A (the prescribed notice for serving a section 21 eviction) to reflect a new restriction preventing landlords from using the section 21 eviction procedure when they are in breach of the Tenant Fees Act.
